Ohio Homestead Exemption Deadline is December 31: How to Apply
Ohioans who haven’t yet applied for a homestead exemption should act quickly. That’s because there are only two days left until the last date to apply for this tax break. Elderly or disabled residents must apply before the Ohio homestead exemption deadline of December 31. The homestead exemption provides eligible residents with a credit against their annual property taxes.
Who is eligible for an exemption?
Ohio’s homestead exemption is a property tax deduction for the elderly, disabled, or surviving spouse. This exemption protects $25,000 of property value from taxation. This means that if the home is worth $100,000, the homeowner will be billed as if the home was worth $75,000.
Disabled veterans may receive additional benefits, including a $50,000 property tax exemption on their primary residence if they are 100% disabled due to their service.
This is much-needed relief for homeowners, as residential property values have increased an average of 34 percent in Montgomery County and 30 percent in Greene County, according to the most recent triennial review. The exemption can save eligible homeowners hundreds of dollars in property taxes each year.
To qualify for the homestead exemption, residents must:
- You own and occupy your home as your primary residence as of January 1 of the year you are applying.
- You must be at least 65 years of age, turn 65 by December 31, be permanently disabled, be the spouse of a person receiving the homestead exemption at the time of death, or be the spouse of a public official who died while in office.
- Your annual income is less than the set threshold amount. Currently, homeowners with a modified adjusted gross household income of $36,100 or less are eligible for an exemption.
It is estimated that more than 35,000 homeowners in Montgomery County and over 10,000 homeowners in Greene County qualify for the homestead exemption. Homeowners who have already received a homestead exemption do not need to reapply.
How to Apply Before the Ohio Homestead Exemption Deadline
Seniors and surviving spouses can complete and submit the application online or print a copy and mail it to them. On the other hand, applicants with disabilities can complete the application online but must print a copy and mail it along with supporting documentation.

Eligible homeowners can apply before the Ohio Homestead Exemption deadline at www.mcauditor.org/homestead or print a form from the website and mail it to the Comptroller’s Office. Applications must be received by the Audit Office on or before the Ohio homestead exemption deadline of December 31.
